HardingBond Property Consultants were approached by a couple looking to buy their dream property on Bexhill seafront and instructed us to complete a building survey. We managed to get access to the underside of the ground floor flat and found that the steels within the floor void were seriously corroded and that the staircase from the main entrance had moved.
The clients were not deterred by these defects and asked us to prepare a specification to consider remedial works.
We had three options to consider and these were put forward on risk and cost basis as follow:
1. De-rust and encapsulate the steels
2. Replace the floor
3. Pour concrete in the void
Options 1 and 2 were favoured with option 2 being the ultimate and most expensive option. We felt however that this would be unnecessary and applying a little chemistry to the through process we knew that if the steels were de-rusted and encapsulated the they would not corrode. A checking regime would now be required.
Managing the entire project entailed HardingBond Property Consultants producing a specification for tendering contractors, and it also meant that all aspects of the project were consistently managed. As a result of the careful management of the project, the works came in on time, and under budget.
